Water Heater Maintenance Every Homeowner Should Do

Most people never think about their water heater until the morning it stops working. It sits in a basement corner doing its job for years, and the first sign of trouble is usually a cold shower on a Tuesday.

That’s a shame, because a water heater is one of the few appliances in your home where a small amount of yearly attention genuinely extends its life. Not by a month or two. By years.

Here’s what’s worth doing, what it actually accomplishes, and where the line is between a sensible homeowner job and something you should hand over.

Why sediment is the whole problem

Almost everything that goes wrong inside a tank water heater comes back to sediment.

Your municipal water carries dissolved minerals. When that water is heated, some of those minerals drop out of solution and settle at the bottom of the tank. In a gas heater, that layer sits directly between the burner and the water it’s meant to be heating. In an electric heater, it builds up around the lower element.

Either way, the effect is the same. The heater has to work harder and longer to reach the same temperature, because it’s heating a layer of mineral scale before it gets to the water.

Tankless units suffer the same chemistry in a different place, which is why descaling a tankless heater is its own job on its own schedule.

You’ll notice this as a slow decline rather than a sudden failure. Showers that run lukewarm sooner than they used to. A gas bill that creeps up without your habits changing. A tank that makes popping or rumbling sounds when it fires, which is water trapped under the sediment layer boiling and forcing its way out.

Left alone for long enough, that scale layer causes the tank bottom to overheat, which stresses the steel and shortens the life of the whole unit.

The yearly flush

Draining a few gallons off the bottom of the tank clears out loose sediment before it compacts. This is the single most useful thing you can do.

The basic process:

  1. Turn the heater off. On a gas unit, set the control to “pilot” or “vacation”. On electric, switch off the breaker. Do not skip this step.
  2. Shut the cold water supply valve at the top of the tank.
  3. Attach a garden hose to the drain valve near the bottom and run it to a floor drain or outside.
  4. Open a hot tap somewhere in the house so air can get in and the tank will actually drain.
  5. Open the drain valve and let several gallons run out until it comes clear.
  6. Close the drain valve, reopen the cold supply, let the tank refill completely, then restore power or gas.

That last step matters more than people expect. Firing an electric element in a tank that isn’t full will destroy the element in seconds.

Once a year is the usual recommendation. If your water is on the harder side, twice a year is better. Durham Region publishes water quality information for each municipality, and it’s worth a look if you’ve never checked what’s actually coming into your house.

One honest warning. On an older tank that has never been flushed, the drain valve is the weak point. Many are plastic, and they can seize or fail to reseal once disturbed. If your heater is well past ten years old and has never been touched, opening that valve carries a real chance of turning a maintenance job into an emergency. That’s a reasonable moment to have a plumber handle the flush rather than find out on a Sunday.

The anode rod nobody knows about

Inside your tank is a metal rod, usually magnesium or aluminium, threaded into the top. It’s called a sacrificial anode, and its entire purpose is to corrode so your tank doesn’t.

The chemistry is straightforward. Steel tanks rust. The anode is made of a metal that corrodes more readily than steel, so the corrosive activity attacks the rod instead of the tank walls. Once the rod is used up, the tank itself becomes the target.

This is the difference between a heater that lasts eight years and one that lasts fifteen. A rod costs a fraction of a new tank.

Checking it means draining some water, removing the rod with a socket, and looking at it. If it’s heavily pitted, or you can see the steel core wire running through it, it’s finished and should be replaced.

Realistically, most homeowners won’t do this one. The rod is often torqued in hard from the factory, the clearance above the tank is frequently too tight to pull a full-length rod, and getting it wrong means a leak at the top of the tank. Flexible segmented rods exist for low-clearance installs. If your heater is five or six years old and the anode has never been looked at, ask about it next time a plumber is in the house.

Test the temperature and pressure relief valve

The TPR valve is the safety device on your water heater. If pressure or temperature inside the tank climbs past safe limits, that valve opens and releases it. It’s the reason water heaters don’t fail catastrophically.

Testing it takes a moment. Lift the lever, listen for a rush of water down the discharge pipe, and release. It should stop cleanly.

Two things can go wrong. It might not release at all, meaning it’s seized and providing no protection. Or it might not reseal afterwards and continue dribbling. Both mean the valve needs replacing, and neither is something to leave.

If you’ve never tested yours and the heater is old, there’s a fair chance of the second outcome. Know where your shut-off is before you pull that lever.

Check the temperature setting

Most tanks leave the factory set around 60°C. That’s hotter than most households need, and it accelerates scale formation while adding to your energy use.

Around 49°C is the common recommendation for a good balance of comfort, efficiency and scald safety.

There’s a real trade-off here, though. Lower storage temperatures reduce the margin against bacterial growth inside the tank, which is why the higher factory setting exists in the first place. If anyone in the household has a compromised immune system, that’s a conversation worth having before you turn anything down.

Look at it once in a while

The least technical item on this list is also the one that catches the most problems.

Once a season, take a light down and actually look at the unit. You’re checking for moisture at the base, rust streaks running down the casing, corrosion at the water connections on top, and any staining on the floor around it.

A tank that’s beginning to fail almost always weeps a little before it lets go properly. Catching that means replacing a heater on your schedule instead of shop-vacuuming a basement at two in the morning.

On a gas unit, glance at the burner flame while it’s running. It should be mostly blue and steady. A yellow, lazy or wavering flame points to a combustion problem, and that’s a stop-and-call-someone situation rather than a maintenance item.

What this actually buys you

None of this is glamorous. It’s twenty minutes once a year, and the reward is that nothing happens.

But water heaters that get flushed and have their anode replaced routinely outlast neglected ones by a wide margin, and they do it while using less energy along the way. The failure mode you’re avoiding isn’t just an inconvenient cold shower. It’s a tank splitting open in a finished basement.

If your heater is making noise, running out of hot water faster than it used to, or you simply don’t know how old it is, it’s worth having someone look at it before winter demand hits.

And if it’s near the end anyway, decide in advance whether you’re replacing like for like or switching to a tankless unit. That choice is easier made calmly than at seven on a January morning.
