Sewer backup is not the same as a leak or a blockage in your own pipes. It happens when the municipal system takes more water than it can carry — usually during heavy rain or a fast melt — and the excess pushes back along the line running to your house. The lowest opening is where it comes out, which is almost always the basement floor A backwater valve is a one-way gate cut into the main sewer line under the basement floor. Water and waste leave normally. If flow reverses, a flap closes and holds. It is mechanical, with no power supply — which is exactly why it works during the kind of storm that takes the power out.
Worth establishing before you spend anything.
If the water came up out of a floor drain and smelled like sewage,that is backup from the municipal line and a backwater valve is the fix. If it seeped up through the floor slab or along the base of a wall and was clear, that is groundwater, and a sump pump is what handles it.
A fair number of older Pickering homes are exposed to both. If you are not certain which you had, describe what you saw — where it came from, what it looked like, and whether it happened during the rain or after — and we will tell you.
Durham Region operates a loan programme for homeowners whose properties have experienced basement flooding caused by a sanitary sewer backup. It provides financing towards installing protection such as a backwater valve or sump pump, repaid through the water and
sewer bill rather than as an up-front cost.
Eligibility depends on being able to show the property has actually flooded from sewer backup — it is not available as a precaution, and
it applies to existing homes rather than new construction. If that describes your situation, contact Durham Region directly to check the
current terms before arranging any work.
One thing worth knowing: the City of Toronto subsidy that comes up in most searches does not apply here. Pickering is in Durham Region and the programmes are different.
Sewer backup is not usually covered by a standard home insurance policy in Ontario. It is an add-on, and plenty of homeowners find that out at the point of claiming rather than before.
Some insurers also now ask whether a property has a backwater valve before offering that coverage. If you are installing one, it is worth a short call to your broker afterwards — both to confirm the coverage you have and to check whether having the valve changes anything.
We are plumbers rather than insurance advisers, so ask them the specifics. But it is the question most people do not think to ask.
This is not a fixture swap. The valve goes into the main sewer line beneath the basement floor, which means cutting the concrete, exposing the line, fitting the valve with an access cover, and making the floor good afterwards. The access cover stays reachable, because a backwater valve needs checking periodically.
The work needs a permit and is inspected before the floor is closed. Where the valve sits on the line matters as well — placed wrongly it can be bypassed by fixtures downstream and give no real protection.
