Water heaters rarely fail without notice. They give you weeks, sometimes months, and the signs are specific enough to tell you roughly what is wrong.

On a tankless unit, the equivalent is descaling. Mineral scale builds up inside the heat exchanger and reduces both efficiency and lifespan, and how often it needs doing depends on your water.
Worth checking before you go any further. A lot of tanks in Durham are rentals rather than owned —Enercare and Reliance are the common ones — and if yours is, the rental company owns the unit and the contract governs what happens to it.
You can usually find out from your utility bill, or from a sticker on the tank itself. If it turns out to be rented, buying it out is often possible and sometimes cheaper over time than continuing to rent.
