Water travels. A leak in a supply line inside a wall does not usually appear where the pipe is — it runs along a joist and shows up in the next room, or on the ceiling below, or not at all until the drywall gives.
That is why finding the source matters more than the repair itself. Cutting into the wrong wall costs more than the pipe ever will, and in an older Pickering house with galvanised supply lines there is often more than one candidate.
There is a simple test worth doing before you call anyone.
Turn off every tap and water-using appliance in the house — including the dishwasher, the washing machine and the ice maker. Read the water meter and write the number down. Leave it two hours without using any water at all, then read it again.
If the number has moved, water is going somewhere it should not be. That does not tell you where, but it confirms there is a leak, and it is worth knowing before you start opening walls or assuming the worst.
If the meter has not moved, the damp you are seeing is coming from something else — condensation, a roof, or groundwater — and a plumber is not who you need.
What is likely to have gone depends on when the house was built.
In the oldest parts of Pickering — Bay Ridges and the streets south of the 401 — galvanised steel supply lines are still common. They corrode from the inside, which narrows the bore andshows up as falling pressure long before anything leaks. Once they do fail, they tend to fail at threaded joints.
Houses from the eighties and nineties are more often copper, which lasts well but can develop pinhole leaks, or polybutylene, which was
widely used in that period and is prone to failing at the crimped fittings.
Newer builds are usually PEX, which is more forgiving but not immune — fittings still fail, and freezing still splits pipe.
Shut off the water at the main stop valve. In most Pickering houses it is in the basement, on the wall facing the street, usually near the water meter. Turn it clockwise until it stops.
Then open the lowest tap in the house to drain the remaining water out of the system, and move anything valuable clear of the area.
