Before a water heater fails completely it usually tells you something is wrong. Some of those signs mean a small, cheap repair. Others mean the tank is finished. This is roughly how to tell them apart.
A large part of north Ajax was built through the 1990s and 2000s. Many of those homes are now on their second water heater, and the second ones went in around the same time as each other too, so a lot of them are coming due together.

The older south end of Ajax, down towards the lake, has plenty of postwar homes with compact basements, low ceilings and narrow stairs. That affects the job more than people expect. It decides what size of tank physically fits the space, and how the old one comes out.
It is also where tankless can earn its keep. A wall-mounted tankless unit frees up floor space in a tight utility room and does not run out of hot water. It costs more up front and needs descaling periodically, so it suits households that regularly run short rather than everyone.

Once a year, drain a few litres from the valve at the bottom of the tank. It clears the sediment that makes a tank rumble and heat slowly. Every few years, have the anode rod checked, since it corrodes so the tank lining does not. Replacing a worn anode rod costs a small fraction of a new tank.
Before anything is repaired or replaced, it is worth confirming who owns the unit. Many Ajax subdivision homes were built with rented water heaters, and if yours is one of them, the rental company may be responsible for repairs.
